How Much Does a New Roof Cost?

Your roof performs one of the most critical jobs of any component of your home: keeping you and your family safe and dry. So what does it cost to replace it? Each project has different characteristics that affect the price, but generally we have found the costs below to be accurate for most roof replacements in Colorado.

These prices can vary, as we have seen a surge in construction material prices in recent months.

Other factors that can affect the price of a new roof on your home are below. These are generally factored into the averages listed above, but more complexity will mean the price is closer to the high-end of the ranges shown.

  • How steep is it? Steeper roofs (above a 6:12 pitch) require more equipment and time to install and can have a moderately higher price tag.
  • How tall is your home? Just like the pitch, the taller your home is the more time and equipment is needed to complete your roof.
  • How many layers of existing roof do you have? It will take extra time from our installers to remove your existing roof if there is more than a single layer.
  • How many corners and valleys are in your roof? More hips and valleys can require more material to create a water-tight seal in vulnerable areas.
  • How many (and how large) roof penetrations are on your roof? Things like skylights, chimneys, plumbing vents, and air vents can require additional material and labor to complete your project.
  • Do you have a solid roof deck? If the roof deck beneath the existing roof has decayed, we may need to replace part or all of the deck surface so we have a solid surface to attach your new roof to.

It is also important to keep in mind that your roof consists of an entire system of components, not just the top-level of material. Your roof surface works together with the underlayment, ice & water barrier, flashing, drip edge, and ventilation to properly shed water.

If your roof replacement is part of an insurance claim, the claim payment will be determined by roof pricing software called Xactimate and usually covers the cost of the same roofing system you had before damage occurred. If you are interested in upgrading your roof, you will be responsible for the additional expense.
