Denver, Colorado, and the people who live there are no strangers to less than desirable weather conditions. We are one of only a few states that get the four distinct seasons. This means we get rainstorms in spring, high winds in fall, and snowstorms in the winter. All things considered, your roof has probably been through a lot throughout its life.
Our team at Sol Vista Roofing has been repairing roofs in the Denver, Colorado area for some time now. We are all too familiar with the damage that can be a result of the aforementioned weather conditions. In this article, we will break down the steps to a roof repair. In addition, answer the questions we are most often asked throughout the process of repairing a roof.
What to Look Out For?
Certain storms will do more damage to your roof than others will. For example, a windstorm may be more dangerous to your roof than a rainstorm is. However, not as dangerous as a hail storm. It is always important to constantly have your roof inspected after any major storm rolls through your area.
Signs that you may have storm damage would be a leaky roof, shingles in the vicinity of your house, and a drafty attic. If you are experiencing any of these, make sure to call us. So we can give your roof an inspection. Our roof inspections are 100% free of charge and cost you nothing. However, it may take time to call and book an appointment.
When we are on your roof repair, we will do an entire sweep of its surface. We keep an eye out for a few key things.
- Cracked or missing shingles- The most obvious sign of storm damage is cracked or missing shingles. These will allow water and critters to enter your home and cause damage
- Cracked or broken facia board- Most people fail to recognize the importance of a fascia board and think of it as a purely aesthetic part of your home. However, if you have damaged fascia boards, you will have a drafty home, insect and animal problems, and water damage.
- Raised or separated flashing- Flashing is a thin piece of metal used near the joints and edges of shingles to prevent water from entering into the seams.
- Damaged or missing gutters- Gutters are another crucial aspect of your roof as they allow for the proper drainage of water and debris from your roof. If not properly drained, the water would all just pool up along the foundation of your home and could cause major foundational damages.
So You Have Storm Damage, What’s Next?
You got your roof inspected and have come to find out that you do indeed have roof damage, what is your next step? Our professional inspector from Sol Vista Roofing will let you know exactly what was found, provide you with images, and walk you through any concerns you may have.
Once we assess the damage and consult with you, we will then come up with a quote as to how much the repair job may cost. Please keep in mind that this quote is subject to change. We are only providing you now with a very good estimate as to how much your roof repair might cost.
You might then want to meet with your insurance company to see if you have any coverage or assistance with paying for the work. Your insurance company will send out a secondary inspector to look at your roof as a second opinion. This inspector will give you a quote as to how much damages they think your roof has. Moreover, how much the insurance company will cover.
We will then work with your insurance company ourselves and give you the remaining bill if there is any left. We will be there at the time of your insurance inspection as well to work directly with your company. In addition, we will ensure the process is as streamlined as it can be. You will receive one initial payment from your insurance company, which will be used as a downpayment for us. We will then begin the job!
The Hard Part is Over, But How Long Should I Expect This To Take?
You’ve made it through the worst of it, all of the paperwork is done and the headache of inspections and phone calls is over. But now you have another concern… How long will you be without a section of your roof?? This is a valid concern. It can be worrying to think that there could be a chance for additional damage while the work is undergoing.
However, you will be happy to know that in almost all cases, we can get on the roof, tear off the section of damaged roofing. Then repatch it and seal it all up within a few hours! We have a very skilled and experienced crew. they are dedicated to doing their job promptly, without sacrificing the quality of work. If we are not able to finish it in one day, for whatever reason that may be. We will be sure to completely cover any openings to the inside of your roof we might have made. Moreover, we will insulate it all from the outside weather with a waterproof tarp.
Congratulations!
