When it comes to creating an ideal home environment, the team at HGTV knows what they’re doing. Safe to say they have plenty of experience doing so. The 2023 HGTV Dream Home is another shining example, and is located right here in Morrison, CO. What caught our eye on this dream home was the roof the construction team installed. The team at Sol Vista Roofing was not involved in construction of the home, but we love to admire good work when we see it! The 2023 HGTV Dream Home in Morrison has a lovely roof with a few interesting characteristics that we discuss further below.

What is the HGTV Dream Home Sweepstakes?

The HGTV team has a track record of building amazing homes as part of its sweepstakes, with no purchase necessary to enter to win the home. They spare no expense in the design and construction of an amazing residence for each of their dream home projects. Lucky winners are drawn at random for the rare chance to win the HGTV Dream Home.

In fact, this is not the first HGTV Dream Home located in Colorado. With the outdoor living, landscape, and scenery we enjoy, how could we blame them for having multiple dream homes here?

2023 HGTV Dream Home – Overview

The 2023 dream home is a 4,360 square foot masterpiece. It boasts an open floor plan, modern kitchen, a mudroom with dog wash, and a hidden reading nook. The lower level includes an oversized attached garage and open flex space. The main upper level has three en-suite bedrooms in addition to the large main hall where the incredible kitchen, dining, and living rooms can be found.

The patio space is second-to-none. A true Colorado backyard was constructed, complete with a stream, outdoor kitchen, and multiple seating areas. Natural foliage was included in the landscape design to keep the yard truly Colorado native.

This year’s HGTV Dream Home was designed by Brian Patrick Flynn and built by Scott Branscom and Mountain Plain Homes. The architect was Western Design Group, Inc.

Exterior Overview

The interior of this year’s HGTV Dream Home is designed to make the home feel as though it is part of the mountainous area around it. Large windows and plentiful skylights help the inside feel like part of the outside. But the exterior is designed to keep the outside out, and keep the inside safe and dry.

The dream home’s siding is vertical cedar batten siding coated with a light green paint which provides a modern, yet nostalgic motif. The exterior walls are accented with stacked stone siding that give a modern cabin appearance.

The windows are large and present from the exterior as much as the interior. Their presence provides an inviting feeling from first glimpse of the home, which only grows upon entering the front door. With the outdoor space, indoor space, siding, and windows covered, we only have one feature left to discuss: the roof.

HGTV Dream Home – Exploring The Roof

For the roof of HGTV’s Dream Home, the design team selected gray asphalt shingles. No surprise to us, since asphalt shingle roofs make up 70% of all residential roofing in Colorado. The color that was selected is a subtle, classic gray that gives the home a timeless, modest appearance. The roof is not a primary design element of the home but still portrays as elegant and sophisticated. All the while it compliments the rest of the exterior and allows the green batten siding to shine.

The roof is large and mildly steep which helps give the home a stately appearance, as well as making drainage simple for many years ahead. The roof pitch appears to be a 6:12 or 7:12 (6 or 7 inches of incline per 12 inches horizontally).

Dream Home Shingles

Our estimate as to the exact roof shingles installed are either GAF Timberline HDZ in Pewter Gray, or Owens Corning TruDef Duration in Quarry Gray. Both options are high-quality roof systems that the lucky winners will surely be pleased with for decades to come. Without building plans in-hand we can’t know for sure, but our team’s estimate is that the roof is approximately 4,000 square feet in total area.

Skylights

One of the unique features of the 2023 HGTV Dream Home’s roof is the amount of natural light brought inside by way of many skylights. HGTV’s website notes that the skylights were provided by Velux, one of the leaders in the skylight industry. Based on the photo gallery on the Dream Home’s website, there appear to be 15 or more skylights as well as a large ridge window/skylight providing light over a key hallway artery in the home.

Flat Roof Sections

Another interesting element of the 2023 HGTV Dream Home is two sections of flat roofing where it is not possible to install roofing shingles. Based on Morrison, CO (Jefferson County, CO) building code as well as GAF and Owens Corning installation guidelines, shingles cannot be installed beneath a roof pitch of 2:12. There are two sections of roofing on this year’s Dream Home that appear to be approximately 400 total square feet where TPO material appears to have been installed. TPO roofing is more commonly used for commercial roofs, but is occasionally found in residential flat roofs as well.

The TPO roofing sections on this home appear to be covering a large chimney stack as well as the mud room and pet station.

Extras Included with the HGTV Dream Home

The lucky winners of the 2023 dream home will not only receive the $2.7 million home in Morrison, CO. They will also receive $100,000 from Ally Bank, and a new Jeep Grand Cherokee 4xe. As if a luxury mountain estate was not enough!
